Self Employed Home Loans

ITIN Home Loans (ITIN)
ITIN Loan Products are for people without a social security number looking to buy a home to live in the United States. Theses loans require higher down payment, but are a solid 30 year fixed mortgage. (Individual Tax Identification Number)

 

Foreign National Loans
If a citizen from another nation, you can still have the opportunity to get a mortgage to buy a house in the United States. The products they are eligible for are called foreign national mortgages. The property can become a second or vacation home while staying in America. It could also be an investment property.

 

Commercial Property Loans
A commercial real estate loan is a mortgage loan secured by a lien on commercial, rather than residential, property. Commercial real estate (CRE) refers to any income-producing real estate that is used solely for business purposes, such as retail centers, office complexes, hotels and apartments. Typically, an investor (often a business entity) purchases commercial property, leases out space, and collects rent from the businesses that operate within the property.

 

Real Estate Investor Loans
Whether a borrower plans to purchase a single-family home, townhouse, condominium, or multi-family dwelling, there are different requirements to secure a loan on an investment property versus obtaining a mortgage for residential purposes. Since investment properties inherently carry more risk, the financing guidelines are different from traditional loans.

Non-Qualified Mortgage mortgage is any home loan that doesn’t comply with the Consumer Financial Protection Bureau's (CFPB) existing rules on Qualified Mortgage. Non-QM loans would typically be useful for borrowers with sporadic income, but a large amount of assets.

 

Transactional Funding
Transactional funding is a form of short term, hard money lending, which allows a wholesaler the opportunity to purchase a property with none of his/her funds, provided that there is already an end buyer in place to purchase the property from the wholesaler within a short time frame, usually 2-5 days.
